Every screen of Willow Creek
Captured from the live Willow Creek Home Finance demo, the largest site in the set: home, loan options, the learning center, about and contact.
Where Willow Creek wins
Willow Creek suits a lender that wants a large, content-rich site. At 83 pages it is the biggest design in the set, with a program library, thirteen calculators and guides that show how mortgage insurance really behaves over time.
Lenders who want the deepest content libraryThirteen calculators, every line named
Payments are itemized down to mortgage insurance and when it is expected to cancel, which is the number most calculators quietly get wrong.
Eighty-three pages of surface area
The biggest design in the set, so more programs, guides and questions have a page of their own to rank with.
Honest labeling
Sample figures are marked as demonstrations, which keeps the site usable in a compliance review.
Also on the site
Thirteen calculators. PITI itemized, amortization, affordability, refinance and mortgage insurance timelines.
Twenty programs. A full program book from fixed rate and FHA to cash-out and investment loans.
Largest page count. 83 pages, the most of any design in the mortgage set.
Demonstration labels. Clear notices that figures are examples, not quotes.
The escrow and mortgage insurance questions a lender site should answer
These are the questions Willow Creek’s calculators and guides are built around. Each one is a call you no longer have to take.
When does PMI come off?
Under the Homeowners Protection Act a borrower can request cancellation at 80% of the original value, and it ends automatically at 78% on the original schedule if payments are current.
Why did my escrow payment change?
Servicers analyze escrow every year, and federal rules let them hold a cushion of up to one-sixth of the year’s escrow payments. A tax or insurance increase shows up in the monthly payment.
What is in the monthly payment?
Principal, interest, taxes, insurance and any mortgage insurance or HOA dues. Willow Creek’s itemized calculator names each line.
Is a sample figure a quote?
No. Willow Creek labels every figure as a demonstration, and any page that states a payment or down payment also needs the APR and terms under Regulation Z.

Rebuilding Willow Creek as your site
With 83 pages, the Willow Creek rebuild is mostly an editing job: keeping a large library accurate for your programs and your market.
- Library checked against your product list. Each of the twenty program pages is kept, merged or removed based on what you fund, so no page promises a loan you do not offer.
- Thirteen calculators set to your market. Tax rates, insurance estimates and mortgage insurance factors are set for your area, including the point where mortgage insurance is expected to cancel.
- Guides given an owner. Guide pages carry your name and a review date, which gives a big library the accountability that borrowers and search engines look for.
