Where Harbor Light wins
Harbor Light suits a lender that serves both buyers and existing homeowners. Alongside purchase programs it gives refinance, cash-out, HELOC, reverse mortgage and seller-paid buydown their own pages and calculators.
Lenders with strong refinance and equity businessEquity products get their own pages
Cash-out, HELOC, reverse mortgage and seller-paid buydown are separate pages, which is where the searches actually are.
Break-even answered up front
A refinance break-even calculator settles the "is it worth it" question while the visitor is still reading.
Buydown explained simply
Seller-paid buydown has a page and a tool, so agents can send it to buyers without you on the call.
Also on the site
Equity products. Cash-out, HELOC and reverse mortgage pages alongside purchase loans.
Ten calculators. Including refinance break-even and seller-paid buydown tools.
First-time buyer guides. A start-to-finish guide section for new buyers.
Day, auto and night modes. Theme options that follow the visitor’s device.
Refinance and equity products, explained the way homeowners ask
Homeowners search for answers before they search for lenders. These are the questions Harbor Light’s equity pages and calculators answer.
Is refinancing worth it?
Divide the closing costs by the monthly saving to get the break-even in months. If the borrower will keep the loan longer than that, the refinance pays for itself.
Cash-out or HELOC?
A cash-out refinance replaces the first mortgage with a larger one. A HELOC leaves the first mortgage in place and adds a line of credit, usually at a variable rate.
Who can get a reverse mortgage?
The FHA-insured Home Equity Conversion Mortgage is for homeowners aged 62 or older, and counseling from a HUD-approved counselor is required before applying.
How does a seller-paid buydown work?
The seller pays to lower the rate for the first year or two. On conventional loans the borrower generally still qualifies at the full note rate, so the buydown helps cash flow, not approval.

Rebuilding Harbor Light as your site
Harbor Light earns its keep on refinance and equity searches, so the rebuild focuses on the products homeowners already ask you about.
- Equity pages kept for what you fund. Cash-out, HELOC, reverse mortgage and buydown pages stay only if you offer them, each with your requirements.
- Break-even set to real closing costs. The refinance break-even calculator uses your typical closing cost range, so the answer is realistic.
- A buydown page for your agents. The seller-paid buydown page and tool carry your branding, so agents can send them to buyers with your contact details on them.
Pick Harbor Light if
If not, Willow Creek Classic or Datum may suit you better.
- Refinance, cash-out and HELOC are a real part of your book
- You work with homeowners aged 62 and over
- You want break-even math on the page, not in a spreadsheet
